fees, damage, and requirements specified in this Guest Guid,e no matter what platform the property was booked through.
HOUSE RULES
CLEAN UP
Please throw pool/bath/hand/kitchen towels, in the linen bins and/or washer machine with the lid open in laundry room. This helps our cleaners prep for incoming guests. If you are granted late checkout or have time, start a towel load in washer to ensure they are not left unclean in washer.
Please make sure to pick up any loose trash and empty it into the bins. There are bins in every room for your convenience. If there is a lot of trash, the outside bins are located past the garage. Any leaking bags can be left outside to protect the wood floor. Make sure all dishes make their way to the sink. Please don't leave dishes in the rooms to better serve our next incoming guests.
If you have used the BBQs, please scrub down the grills used and run them in a dishwasher load before departing. Propane and coals are left over but not checked for use of BBQ, please inform your host if propane is running out.
Any decorative elements or items left over will require an additional removal & cleaning fee of up to $250. Any damage to property, such as linens, glassware, fabrics, or furniture, will be prorated for the amount of repair or replacement. An included payment request will be sent with imagery and videos documenting damage, repair, & cleaning needs. Our cleaners report back after every booking to ensure our guests have read the property rules, and the booking guest is required to inform all guests to abide by the house rules.
Doing this helps us keep check-ins much earlier than most properties and hotels.
GENERAL
IMPORTANT* Due to the hot water demand required for so many guests, please inform all guests that the hot water heater is set to high, and to slowly and carefully turn on any hot water sources.
Sleep over guests limit = 12. Contact host for additional needs. Home provides 2x King Beds & 4x Queen Beds, 2 of which are sofa sleepers.
The whole house and backyard will be accessible. The garage, and primary bedroom closet will be unavailable. Additionally, some cabinets will be locked up.
You can reach out directly on the app or if you prefer, but this guest guide weblink will provide you other ways to get in touch with your host.
If you prefer minimal communication, or require more, simply notify your host with your preference.
The house access will be automated, so no need for in person assistance. The provided guest guide weblink will answer the majority of questions required to efficiently navigate the house amenities.
No cigarette smoking inside at anytime. Please dispose of your cigarette butts properly. This is a vape/THC/cigar friendly house but please ensure no smells are left over before checkout.
SAFETY
LOCK UP! There are two entrances, the patio slider, and the front door. Make sure they are locked up when away or sleeping and when checking out, make sure to close and lock all windows.
Air BNB provides your door code, please do not share it. It expires automatically at check-out time on the check-out date. Make sure the sliding patio door stays locked when leaving the house.
The side gate is locked at all times, except for pool and authorized maintenance needs. Cameras, including Ring and additional security cameras, are located on the sides of the property facing away from all guest locations for your privacy.
Medical Kits Locations: Kitchen drawer left of sink, laundry room wall, and upstairs linen closet. Fire Suppression Locations: Left of kitchen sink & in laundry room.
SMART HOME FEATURES
Quick Alexa by patio door, phrases to share:
- "Alexa, patio lights on/off" = For string patio lights.
- "Alexa, backyard lights on/off" = Control accent uplights around the backyard.
- "Alexa, play 80's retro music"
The home's main house lights all have labels on them. The kitchen bar pendants are next to the sink on the right.
The interior track spotlights above loft overlooking great room, backyard colored lights, and patio lights all go on at sunset, and off at sunrise. You can bypass the interior track spotlights with the controller on wall in living room.
The upstairs neon sign has a remote controller attached to arcade cabinet to turn it off and on. There are power bases and chargers next to each sleeping area and beds.
All tvs can be remotely controlled by ROku controller, or you can connect via Roku app on phone. The main bedroom tvs are in guest mode, so you can ensure your logged in streaming services don't stay on the tvs. The great room TV already has main streaming apps as a complimentary feature along with other channels, news, and sports.
DO NOT TOUCH OR UNPLUG THE WIFI SYSTEM IN GREAT ROOM. REACH OUT TO YOUR HOST IF YOU ARE HAVING ANY ISSUES WITH CONNECTIONS.
REQUIREMENTS
All bedding, linens, towels, hand soap, body wash, shampoo, conditioner, cleaning & laundry supplies, pool towels, floaties, and essential items are provided. Some doors and drawers are locked up and considered the owner's supplies. Unauthorized access to locked doors and cupboards in the property may result in cancellation of your stay. Contact your host if you need access to any specialty supplies.
During the hotter summer months, please keep the 2 thermostats at or above 69 degrees, or the risk of ice build-up on the condenser coils will stop cool air from working at all. If a guest fails to follow this request, and either AC seems not to be cooling to the desired temperature, contact your host to easily fix the problem remotely. This fix usually takes just 15 minutes.
TIP! Broom & mop, ironing board, clothes steamer, extra chairs, folding table, yoga mat, & floaty air blower are located in the coat closet across from the dining room or inside the laundry room.
Any parties or gatherings with more than 20 people during day hours, and 12 people sleeping over need to be approved by host. If not approved by the host via contract or direct communication, the booking guest will incur an additional fee up to $50 per person over the confirmed amount or the 12-person limit for normal overnight stays. All cameras in front of the house, including Ring, and other security cameras, will tally the number of people at the host's discretion and cannot be disputed.
POOL/SPA RULES
1. POOL FUNCTIONS ARE ONLY ACCESSIBLE FROM THE IPAD CONTROLLER NEXT TO PATIO DOOR.
2. DO NOT TOUCH ANY POOL / HVAC EQUIPMENT.
3. ONLY USE BLOWER WHEN SPA BUTTON IS GREEN.
4. TURN OFF BLOWER WHEN DONE WITH SPA, NEVER LEAVE ON.
Like all pool/spa combos in houses of this size, there is only 1 shared heater. So to heat the spa, you must wait until the spa water is heated up, which can take 10-30 mins depending on time of day.
Heating the spa is complimentary, however, pool heating costs about $60 a day in gas, and may require additional charges based on season and gas use.
The iPad control panel on the wall next to the patio door controls the on/off heater, the jet blower, and the spa/pool light.
There is a pump for pool floats located inside the coat closet next to the kitchen or where the pool towels are. A plug is located by the patio furniture outside to use, but do not unplug the patio lights.
KITCHEN TIPS
Please make sure to not overload the breaker, for best practices use one high-power appliance at a time. The toaster, coffee machine, blender, and toast maker may all be on the same circuit, so use them individually.
The microwave, fridge, oven, and major appliances are on separate breakers. Additional cooking supplies are in the corner cupboard between the fridge and oven. Oven mits are to the left of the stove, cooking utensils are to the right. Plateware is in cupboards above and to the right of the stove. Glassware is to the right of the plateware. Cleaning supplies, paper towels, & garbage bags are under the sink.
Please make sure stove tops and oven are turned off after use, and make sure fridge doors are closed or they will prompt you with a beep warning.
HOME FEATURES
PARKING
Park two cars in the driveway. And in front of the street. Please make sure all personal belongings are stowed when parking in the street just like you would in casino garages. This is still a major city.

FANDELIERS
Tip! If you find that there is minimal air coming from the fan, simply press the forward reverse button labeled "F/R" Make sure to only press once, to give it time to slow down and change speed. The top left button will turn on/off the lights.
SMART TVS
TVs have a Roku controller and will be on guest mode so you can log in to your accounts and return to where you left off on your favorite shows. This mode ensures that non-authorized purchases are made on the owner's accounts. If you do log in to your services, make sure to log out, or let us know if you forget. Living room TV sound bar controllers located behind soundbar. Please put back when done.
LAUNDRY DRYER
Make sure to empty the lint trap between drying. Double-check that the trap is placed back so the dryer will work.
Larger loads will require more heat and time, adjust accordingly.
BEDROOM LIGHTS
Switches for the bed lights are located above each nightstand. The entry light switch turns both lights on independently.
BATHROOMS
Do not flush anything but toilet paper. Please do not access locked drawers. Make sure to close windows. Hair dryer located in top drawer. Additional small bin garbage bags, toilet paper, and towels located in linen closet.
REMOTE LABELS
Each remote control is color coded labeled based by their room to keep track of for our guests. Please make sure to return the controllers to their designated rooms holder.
BBQ RULES
• Turn off all burners and gas tank valves and unplug BBQ.
• Guests MUST Clean the grill grates and put back.
• Clean up any spills. Do not leave food particles anywhere.
• Wipe down the BBQ.
• Clean all utensils.
• Leave grill top cover down.
POOL RULES
DO NOT TOUCH POOL EQUIP!
Quiet time begins at 10pm to be mindful of our amazing neighbors. Contact your host regarding charges/use of pool heating.

SAFETY FEATURES
There are fire suppressants and medical kits located throughout the property. Please review the safety video provided on this Guest Guide for location and information.
GREAT ROOM FAN
Controller is located on the wall, please make sure to return the controller when done. If fan isn't turning on, check the labeled switch next to long mirror to ensure it's on. Overhead track lighting smart controller is labeled and provided as well.
HOW TO VIDEOS
Pool Controller
Make sure to turn on the spa (heater) first, then once it's reached the desired temp, turn on the blower. Make sure to give a few minutes between turning on the spa heater and the blower as seen in the video below.
Climate Control
There are 2 Google Nest thermostat climate controllers in the house for each floor to zone different temperatures for each floor.
Please see the video guide below for how to set up and use the system. Always keep inside thermostats above 68 in summer.
Coffee Machine
The cafe bar provides the essential teas and coffee needs to get your morning started. Please watch the video below to learn how to use the Ninja coffee machine.
Retro Arcade
This video shows you exactly how to access the cracked 3,000 arcade and console games. This was a labor of love to bring nostolgia into our BNB. There's a favorite section that hosts some of the most iconic arcades of the 80s & 90s golden era!
